B+E Q1 2024 Net Lease Cap Rate Report

A few key highlights from the report: 

  • The STNL market began 2024 with another increase in supply.
  • Of the 2,014 properties listed since Q3 2023, 27% were listed in 2024.  This means 1,479, or 73% of new listings, have remained on-market since 2023.
  • The most significant increase in cap rates can be attributed to dollar stores, with a 30-bps average cap rise from 6.33% to 6.63%.
  • Owners are slowly acknowledging the trend of elevated interest rates, adjusting pricing accordingly and showing the full impact of higher interest rates that had not yet been felt in earlier quarters.
