Q2 2024 Net Lease Cap Rate Report

A few key highlights from the report: 

• Cap rates have risen again in Q2 2024, with average caps increasing by 12 bps QOQ to 6.27%.
• Retail cap rates have risen by an average of 12 bps, with some sectors such as casual dining and dollar stores increasing by 21 bps.
• Industrial cap rates rose by an average of 15 bps.
• The 10-year U.S. Treasury has gone up 38 bps from 3.95% at the beginning of Q1 to 4.33% at the start of Q2.
